Our packages are all-inclusive, so coordination, catering, photography, floral package, DJ, bartending, and setup and teardown are already handled by our own team. The preferred vendor network exists for everything around that, and for one specific reason. The people on it already know this property. Here is why that matters more than it sounds.
The Overlook sits on 61 acres between Dahlonega and Cleveland, with vineyards, ponds, mountain pastures, and more than twenty bison roaming the grounds. That is a lot of property for someone to learn on the day of your wedding.
A vendor working here for the first time spends their morning orienting. Where does the truck unload? How far is the ceremony site from the reception hall? None of that shows up on a timeline, but all of it eats time that should belong to you.

Hair and makeup in particular is not included in our packages, so this is where most couples lean on her recommendations.
Property knowledge compounds when your celebration runs longer than a day. With five modern lodges accommodating up to 41 guests overnight, many couples host a welcome dinner, the wedding day, and a farewell brunch on the property.

What is not included in your packages?
Hair and makeup artists, attire, invitations and stationery, event-day insurance, guest transportation, and accommodations other than our five on-site lodges. Referrals are provided through our preferred vendor network.

Where exactly are you located?
We are located between Dahlonega and Cleveland, Georgia, in the Blue Ridge Mountains, within easy reach of Metro Atlanta.
Kim Chapman, a Georgia native and UGA graduate, is a first-generation rancher. To embrace this new way of life, Kim sold a successful business and left life on Lake Lanier to move to the mountains and embark on this new venture. He has a son, Kyle, and a daughter, Kaci, both in their mid-twenties. As a child, one of Kim’s favorite hobbies was collecting buffalo nickels, and he has always been a lover of big animals. This is evidenced by his canine companions, a Great Pyrenees named Prince, and a Leonberger named Samson. He is excited to offer his God-given resources to others and watch them multiply.
